Happy 4th of July – Where to Enjoy Fireworks this Year in Sonoma County

I'm happy to hear that 4th of July Fireworks celebrations are happening across Sonoma County, after several years of cancellations due to the pandemic and wildfire danger. Here's a list of dates and locations for Fourth of July Fireworks planned in Sonoma County.  We will keep the event list updated as well with the most current information, so be sure to keep checking back.  And hey--you may be able to see some of these from the comfort of your own home, or at a friend's home.   From my house I can see Sebastopol and Windsor on July 3rd, and downtown Santa Rosa (though this year it seems they won't be held July 4th).  In years past I have gone to the beach on the Russian River in Guerneville--super great place to watch, but it appears those are not happening this year.  The event at the Green Music Center in Rohnert Park will feature the Santa Rosa Symphony and Transcendence Theatre Company. [embed]https://youtu.be/8eh9cobS8dU[/embed] There are lots of great options to choose from this year!  Visit the Press Democrat article on Where to celebrate July 4th around Sonoma County for even more on what's happening around the county.  Be sure to check Facebook and Press Democrat for the most up to date information as well. Whatever you do, stay safe and enjoy a Happy 4th of July! Sonoma County Market Update | Q4 2021

Sonoma County Market Update: It's our pleasure to bring you the Corcoran 2021 Q4 Real Estate Market Report. Flip through this album depicting real estate sales stats town by town and county wide! Even though we're well on our way to a busy market in 2022, it's important to pause and reflect on how the last quarter provides context for the housing market trends we see today in Sonoma County. Here is a quick recap. Sales activity remained steadfast in Q4. Sales did slow down a bit over the holidays, which is a typical seasonal pattern. The median home price reached $769,000, which was a 9.9% year-over-year increase. Overall, we ended 2021 with solid growth (exceeding predictions) for Sonoma County real estate and the promise of another fruitful year ahead. Some of the hottest local markets right now include: Sebastopol (29.9% median price increase!), Sonoma & Healdsburg! Throughout the county home prices saw significant price appreciation although unit sales were down when compared to 2020. Sonoma County Market Update | Q4 Market Highlights: >>>VIEW THE FULL MARKET REPORT<<< Home prices continued to trend upward in most Sonoma County communities as inventory constraints remain. For example, year-over-year prices in Sonoma exponentially increased in the fourth quarter to a median sales price of $1.2 million (+42.4% increase year over year). Sebastopol and Sonoma were tied for the highest median sales price in the county at $1.2 million. What To Expect This Year...

Pardon Our Dust! Meanwhile Sonoma County Country Property Values up 37% since 2015

This website came into existence in summer of 2007 and we saw the end of a market runup and a catastrophic nationwide recession beginning in late 2007.The Sonoma County real estate market hit a low in February 2009 and bounced along the bottom for a few years. Since 2012 we have seen steady appreciation in prices and sometime in the last year the median value of Sonoma County homes exceeded the previous high. Currently the median price is just under $700,000. Country properties never saw the frothy runup that single family homes did in the previous decade but they have been making up for lost time every since. Over the last three years homes sitting on over an acre have increased in value by 37%. The home you used to be able to buy for $935,000 now will cost you a bit under $1,300,000. Why? At only an hour north of the Golden Gate Bridge, our beautiful country properties represent a tremendous value compared to the skyrocketing costs of an SF Bay Area home. And the stress and congestion of Bay Area freeways and urban living make our homes on acreage very appealing. As one of my clients recently told me when we celebrated her two year anniversary of buying her Healdsburg home, "This property helps me maintain my sanity and I am enjoying the peace i find up here even more than I hoped I would!" NOTE: We are in the process of designing a completely new website so pardon our dust while we work on that in the background! A Country Property Course for Realtors in Sonoma County

[caption id="attachment_2147" align="alignleft" width="300"] A view across a private horse arena in Blucher Valley Sebastopol[/caption] I have been away from posting for far too long.  One of the things that has kept me occupied (besides the day-to-day of working with home buyers and sellers!) is my work this year as Chairperson of the North Bay Association of Realtors (NORBAR) Education and Technology Committee.  I have volunteerd on this committee for over five years and find it rewarding to work with my peers to create and promote training for realtors throughout Sonoma, Napa and Mendocino Counties.  We have developed new agent training (the practical kind) and many other courses on technology for realtors, etc.  One of our most successful series has been the Country Property Series for Realtors.  We have been working away on the latest round which will take place over five weeks in June and July.  If  you are planning to buy or sell country real estate in Sonoma County, you want to make sure you work with a realtor who is very qualified to help guide you through the complexities of a country property transaction. Here are the classes we are teaching.  Our faculty consists of experienced realtors and subject area experts.    These courses are only available to realtors but I just wanted to give you and idea of the scope of things to consider when buying or selling a country property!     This is a list of topics! Week 1:  Market Study--sales trends in country property.  I will be teaching this with Mike Kelly of Keller Williams. Septic Systems  Mike Treinen is teaching this class. He is a licensed septic consultant and used to work for the county of Sonoma in that capacity.   He is the guy my clients hire to analyze and inspect their systems, current and proposed. Wells, Springs and Water Quality County Resources (an overview of the Sonoma County Permit Resources and Management Division (aka PRMD) Week 2:  Zoning and Permits These two topics alone will take up a whole afternoon of our time and we will only scratch the surface.  If you are buying a property you want to be as sure as possible that the zoning matches your planned purposes for residential use, vacation rentals, agriculture, livestock, etc. Week 3:  Survey, Grading and Drainage Issues Environmental Issues (toxic waste and endangered species anyone?) Legal Issues (easements, encroachments, boundary disputes, ask me about my current escrow with an...

A Favorite Sebastopol Autumn Scene

Today is an absolutely glorious fall day in West Sonoma County! Crystal clear skies, about 65 degrees. As good a time as any for me to preview a country property for some clients. The vineyards are golden and red. The grass is lush and emerald green after the first rains last month. This is one of my favorite scenes along The Gravenstein Highway. A magnificent row of liquid ambers line the driveway overlooking an expanse of Russian River pinot noir. Sent from my iPhone Posted via email from pambuda's posterous ...

The Best of Healdsburg and Sonoma County–visit our Open House on the web

My wonderful client Jill is an excellent horsewoman. She and I met riding on Fred MacMurray's beautiful Twin Valleys ranch on the border of Healdsburg and Forestville. It is only fitting that her wonderful classic Healdsburg bungalow be the subject for an innovative open house this Sunday from 1-4 PM. Jill get's what were doing so she was very excited to allow Trulia and me to set up a live webcast on Trulia's blog for the first open house at her home at 414 Piper Street. Only concern she had that it would be like the Truman Show. We thought this home and its fantastic close to the Healdsburg plaza location would appeal to the type of people who would be watching the Trulia blog who may be frequent visitors to Sonoma County and appreciate the finer things that a community such as Healdsburg has to offer. While Healdsburg is about 80 minutes north of the Golden Gate Bridge, it is a very sophisticated community with country charm. Since the early 80's when I used to visit good friends Joan and Larry Franceshchina, I fell in love with the wine country of Sonoma and eventually made a home here. Since 414 Piper Street would make a great weekend getaway or fantastic tele-commute location I thought it would be a great fit for the folks on Trulia to see and appreciate. So tune in Sunday from 1 to 4 pm or thereabouts. Maybe you will fall in love with 414 Piper Street, Healdsburg. FYI, this property has an excellent walk score of 83, meaning many amenities and services are available with a block or three or four. Just park your car and enjoy....

Heard on the Grapevine: Cool country property not yet on the market

Just got back from a sneak preview of an upcoming country property in the wine country of NW Santa Rosa on approximately 3 acres at the end of a private lane. 2 story farmhouse style with a wrap around porch and deck, HUGE 2 story shop building, a diversity of trees, a seasonal creek and small setup for horses. Very comfy and could take a nice update. Has the potential to be the quintessential wine country farmstead with endless vineyard and sunset views. Surrounded by horses and wine country! Please contact me for details and an early showing. Price to be determined but in the $1 to $1.2 million range....
